Winterport - 31 Dean Street Project Completed
In February, we completed our most streamlined project to date. With a good team in place, we were able to quickly revamp the heating system, add a new shower, spruce up the flooring, and give the whole house a fresh painting. Additional exterior improvements are planned for warmer weather. The results are amazing! Thank you to all those who made this project a success. The beauty of this historic house can now shine through. We welcome our first tenants starting this month and look forward to many years of great people making Dean Street and Winterport their home! |
Winterport Project Completed
Our Winterport project was completed at the end of 2015 and is leased out. We want to thank The Larrabee Property Company for their invaluable assistance in bringing this project to completion in time and on budget. |
Searsport Project completed
Our Searsport project has been completed and the property is under contract. Many thanks to the dedicated project team that did an outstanding job. The craftsmanship displayed by the team helped decisively to engage the purchasing party. For our next project in Winterport, we are partnering with the Larrabee Property Company. Our Day at the races will be August 18 at the Skowhegan Fair. |
2014 Project started
Mainely.org LLC has started its first 2014 project in Searsport. The project is scheduled for completion in of Fall 2014. Once again we will be sponsoring a race at the Skowhegan Fair on August 16. Team members and friends are invited to join us at the Fair for this event. |
Winterport Project #2 under contract.
Our Real Estate division has successfully completed its second project in Winterport. Occupancy has been scheduled for April 13 2013. Many thanks to our project managers and coworkerswho ensured completion on time and on budget. We are actively engaded in scouting for another opportunity in Winterport. We will gladly investigate any property proposals forwarded to us by private, corporate or public entities. If the property meets our criterias we will gladly start negotiations. Our terms are never contingent on financing by other entities. Please forward your proposals by e-mail to: peter@mainely.org Our equity division is now moving to a defensive position. We have stops on all our non dividend payers. Both CT after paying a $2.00 special dividend and OPK which is supported by massive insider buys are showing gains of >60% for the last 8 months. We are loath to give back those gains in case of a market turn. We feel both stocks are now moving into the "Hope & Pray" territory that always gets hammered first in even a small correction. We will off course stay fully invested and will redeploy any funds from excuted stop orders to our dividend plays and our RE operations. Hopefully we can announce the start of another project soon. Completion of Winterport project #2.
Mainely.org LLC is pleased to announce the completion of our 2nd Winterport project. The property is ready for occupancy and will enter the rental market as of March 1. We like to thank all our contractors and coworkers for enabling us to complete the project on time and on budget. We are looking forward to assemble the same team again for our next project. |
2012 Year end review
Mainely.org successfully completed its first project in Winterport ME in 2012 with the closing of of the sale of the property to a private party in September. Our second project was started in November with the aquisition of another property in Winterport. Rehab work has started and will continue into 2013. For now we will concentrate our efforts in Real Estate in the Bangor - Belfast corridor. People's United is our partner in our Real Estate projects. Our Equity income selection - KCAP - has provided a steady income stream of >11% pa and also gave us some capital appreciation We are constantly adding to this position. KCAP specializes in mezzanine financing for small businesses. Our speculative Equity income selection - CIM - has also provided an income stream of >13% pa but has been involved in a major restatement of financial activities keeping its value closely to book. We are holding but not adding to this position. CIM is a REIT that specializes in non-agency mortgage paper. Our speculative and short term trading Equity - ALU - has provided many trading opportunities since its precarious financial condition make it an event driven stock. We're maintaining a core holding since it has survived against all odds in a very turbulent market environment. Its management has finally started to address its excess head count issue and is also preparing to monetize the huge patent portfolio of the Lucent part of the company. Until the market recognizes these efforts and until ALU can present a healthy balance sheet again it will remain a highly speculative issues that will and should only attract capital that chases short term gains and losses. ALU the combination of Alcatel and Lucent is one of 3 remaining companies that support the internet back bone globally with routers, switches, relays etc. for copper, fiber, optical and wirelessly driven applications. Mainely.org and its principals is invested in all securities featured on this site and does not receive any incentives from other entities for its selections. We have closed down our computer service operations in order to concentrate on our Capital Management, Real Estate and Web Site Development opportunities. We are looking forward to a big increase in our activities in 2013. |
